Gold and Platinum lifetime memberships
Version 2.0
Effective date: 29 September 2026
Welcome to Inner Circle Group Pty Ltd (ICG, we, us, our). We want to help you build a clear property investment strategy and support you through the acquisition process and beyond. These Terms & Conditions (Terms) explain what your membership includes, how payments work and the responsibilities we each have.
These Terms apply to a new Gold or Platinum membership where they are provided to you before acceptance and identified in your Member Agreement or checkout. They do not automatically replace the terms of an existing membership.
About your ICG membership
What membership provides
ICG membership is an end-to-end property acquisition service. It combines property research, portfolio strategy, access to property opportunities and Member Experience support through acquisition, settlement and ongoing portfolio reviews.
Membership is separate from buying a property. It is not a property deposit, an investment in ICG, a financial product or a guarantee of a particular financial result.
Eligibility and membership holders
You must be at least 18 years old, an Australian resident or citizen with legal capacity to contract, and able to provide accurate identification, personal and financial information when reasonably requested. The member or members covered by the membership must be named in your Member Agreement.
The Member Agreement must also identify any company, trust or SMSF acquisition arrangements covered by the membership. A membership does not automatically extend to additional investors or unrelated entities.
Lifetime membership
Both Gold and Platinum are lifetime memberships. There is no annual membership renewal fee, and membership does not expire simply because you have completed your first property purchase or have not purchased another property.
Membership remains subject to these Terms, including the payment, cancellation and termination provisions. Lifetime membership does not mean that a time-limited benefit, such as a 12-month rental income guarantee or two hours of coaching, becomes unlimited or renews every year.

How benefits are delivered
ICG will coordinate the services included in your membership. Where a service is provided by an independent professional, you will receive that professional's engagement terms and any applicable disclosures.
An annual portfolio review provides an opportunity to revisit your goals, portfolio and strategy. We will arrange a mutually suitable time with you.
Platinum includes two hours of one-on-one coaching with Ben Ferrett in total, arranged at mutually agreed times. It does not include two hours each year unless your Member Agreement expressly says so.
First access means Platinum members are given the opportunity to consider projects designated by ICG as VIP property projects before ICG offers them to its general membership. It does not guarantee a property allocation, availability, exclusivity or a particular investment outcome. Any project-specific release process will be explained when the opportunity is offered.
Legal fees on every acquisition
For both Gold and Platinum, ICG covers standard conveyancing and contract review costs for every property acquisition through ICG when you use a solicitor from ICG's panel. The benefit is not limited to your first acquisition.
The solicitor will provide their engagement terms and identify the work covered before you engage them. The benefit does not promise reimbursement of a solicitor outside ICG's panel unless ICG agrees in writing.
The benefit schedule must identify the treatment of searches, disbursements and any work beyond the standard conveyancing and contract review engagement before costs are incurred.
Insurance on every acquisition
For both Gold and Platinum, ICG funds 12 months of building and landlord insurance on every property acquisition through ICG. This is a 12-month benefit for each acquisition, not a benefit limited to the member's first property.
The insurer, policy commencement date, insured property and policyholder, sums insured, applicable excesses and policy terms must be recorded in the benefit schedule and insurance documents. The terms of the actual policy determine insured events and claims; this membership benefit does not promise cover for every possible loss or make ICG the insurer.
Cover must be confirmed in the relevant insurance documents rather than assumed from membership acceptance. Any renewal arrangements after the included 12 months must be explained to the member in writing.
Market-rent guarantee
Both Gold and Platinum include a market-rent guarantee for the property's initial vacancy only, within a 12-month guarantee period. The 12-month guarantee period and the four-week waiting period both start on the date the property is ready and available for lease. The guarantee period ends 12 months after that date.
The first four weeks are unpaid. No market-rent payment accrues for that waiting period, and it will not be paid retrospectively.
If the property's initial vacancy continues at the end of the four-week waiting period, market-rent payments start from the beginning of week five. Payments end when the first tenancy commences or the 12-month guarantee period expires, whichever occurs first.
The guarantee does not restart if the first tenant leaves or the property becomes vacant again. It does not cover subsequent vacancies, tenant non-payment or rent arrears under a tenancy.
The four-week waiting period is included within the 12-month guarantee period; it does not extend the expiry date or start a new 12-month period. If the first tenancy commences during the waiting period, no payment is due under this guarantee.
Market rent is the rental amount the property could reasonably achieve in the open rental market. The guarantee is not a promise of a fixed percentage return on the property's purchase price or payment of the member's mortgage and other property expenses.
The written guarantee must identify the entity responsible for payment, how market rent is established, and the payment and claims process. It must record the date the property is ready and available for lease as the commencement date of both periods, together with the guarantee's expiry date 12 months later. These details must be disclosed and agreed before the member accepts the guarantee.
Benefit schedule
The following schedule must be completed and supplied before a member accepts these Terms. It must accurately describe the advertised inclusions, rather than introduce undisclosed restrictions after joining.
Benefit
Details to be supplied in your benefit schedule
Standard conveyancing and contract review on every ICG acquisition, using ICG's panel of solicitors
Panel solicitor and engagement scope; treatment of searches, disbursements and additional work; treatment of house-and-land contracts and trust/SMSF structures

Depreciation schedule
Provider, delivery timing and whether supplied on each acquisition
Building and landlord insurance for 12 months on every ICG acquisition
Insurer or provider, policy type, policyholder, commencement date, premium arrangements, sums insured, eligibility, excesses, exclusions and renewal responsibility
Initial-vacancy market-rent guarantee within 12 months from the ready-and-available-for-lease date; first four weeks unpaid; payments from week five until first tenancy commencement or expiry, whichever occurs first
Identity of payment obligor; eligible acquisitions; market-rent assessment method; record of the common commencement date, first tenancy commencement and guarantee expiry 12 months later; payment and claims process; any proposed additional cap or exclusions requiring approval
Existing memberships and upgrades
The new Gold and Platinum tiers do not automatically change fees, benefits, rebates or upgrade rights already agreed with existing Bronze, Silver or former Gold members. Those members retain their existing contractual arrangements unless an alternative is expressly agreed in writing.
In particular, an existing entitlement to upgrade to the former Gold tier after a second property purchase is not automatically converted into a right to the new Platinum tier. Its meaning and delivery must be assessed under the member's original agreement.
For new memberships under these Terms, a second property purchase does not automatically upgrade Gold to Platinum. A requested upgrade must be documented in writing, including the benefits, fee credit and any amount payable, before the upgrade takes effect.
Fees, payment terms and refunds
Gold joining fee
The Gold joining fee is $997 and forms part of, not an addition to, the total $6,997 membership fee. It funds the onboarding, finance qualification, strategy and research work we begin for you.
You may choose either:
Single payment: $997 at joining.
Two-payment option: $499 at joining and $498 automatically charged to the same nominated card 30 calendar days after the first payment.
The two-payment option does not increase the joining fee. Where selected, the checkout must show the second payment amount and date and obtain your authorisation for that payment. We will confirm the payment schedule in writing.
Gold balance: seven days after unconditional
The remaining Gold membership balance of $6,000 is payable within seven calendar days after your first property purchase through ICG becomes unconditional. ICG will issue a tax invoice identifying the relevant property, the unconditional date and the payment due date.
For these Terms, a property purchase becomes unconditional when a binding contract of sale is in place, any applicable cooling-off period has expired or been validly waived, and the conditions that allow a party to withdraw before proceeding to settlement, such as a finance condition, have been satisfied or validly waived. If the contract is unconditional from signing, that is the relevant date. Continuing obligations that are to be performed at settlement do not, by themselves, defer this trigger.
An expression of interest, reservation, holding deposit or signed conditional contract does not by itself trigger the $6,000 balance. The trigger is the purchase becoming unconditional, not settlement, construction commencement or merely payment of a deposit.
The unconditional date should be confirmed by the member's solicitor or conveyancer or other reliable written transaction evidence. For a house-and-land acquisition involving separate contracts, ICG and the member must record the applicable contract and trigger in writing before the member commits, consistently with this clause.
If you selected the two-payment joining-fee option and the purchase becomes unconditional before the $498 instalment is due, that instalment remains payable on its original scheduled date. The $6,000 balance does not include or replace it, and ICG will not charge the joining fee twice.
Platinum payment
Platinum membership costs $12,998, payable in full at joining. There is no additional $997 joining payment and no $6,000 balance when a property becomes unconditional.
The Gold two-payment joining-fee option does not apply to Platinum. Any individually agreed alternative must be recorded in writing before acceptance.
The contractual finance-decline refund guarantee applies only to Gold and is not included in Platinum. Inability to obtain finance does not, by itself, create a contractual entitlement to a refund of the Platinum membership fee. This does not limit any refund, cancellation or other remedy required by law.
Membership fees and property payments are separate
Membership fees are separate from property deposits, purchase prices, lending costs, duties and other transaction expenses. Only costs expressly included in the membership or benefit schedule are funded by ICG.
Payment of a membership fee does not secure a property allocation or bind you to purchase a property. Property commitments arise under the relevant property contract.
For Gold, the $997 joining fee is refundable under this additional contractual guarantee if, after you complete the onboarding and finance qualification process, the ICG-recommended brokers to whom you have been referred cannot obtain written finance pre-approval sufficient to support a property purchase with a minimum purchase price of $550,000.
The $550,000 figure is a property purchase-price threshold, not a requirement to borrow $550,000. The assessment must account for the proposed deposit, borrowing capacity and relevant acquisition costs.
To qualify, you must:
Engage with the recommended brokers: Engage within 90 days of joining with at least one recommended broker and, where reasonably referred, up to three recommended brokers.
Provide information: Promptly provide the documents and disclosures reasonably requested for the assessment.
Be accurate: Disclose income, employment, liabilities, credit history, dependants, expenses and other material circumstances honestly and completely.
Participate in the process: Not withdraw from or unreasonably obstruct the assessment.
Provide written evidence: Obtain written confirmation from each broker to whom you were referred that the required finance pre-approval cannot be obtained.
ICG will consider reasonable extensions where timing is affected by circumstances outside your control. You are not required to approach an unlimited number of brokers.
If an approved Gold refund is processed before both joining-fee instalments have been collected, ICG will refund the joining-fee amount actually paid and cancel the remaining scheduled joining-fee instalment. The guarantee does not pay out more than you have paid.
This contractual guarantee applies only to Gold membership. No part of the Platinum membership fee is covered by this guarantee; Platinum members retain all refund, cancellation and other rights that cannot lawfully be excluded.
Limits of the contractual guarantee
The finance-decline guarantee is not a general change-of-mind policy. Subject to your rights under law, it does not apply merely because you choose not to proceed with an investment, decline suitable finance, refuse the recommended assessment process, or provide materially incomplete or inaccurate information that prevents an assessment.
Being shown a property, lodging a non-binding expression of interest or reserving a property does not, by itself, remove an otherwise valid finance-decline refund entitlement. A disclosed pre-existing credit issue is assessed through the broker process rather than automatically disqualifying you.
The guarantee does not automatically refund the $6,000 Gold balance once the unconditional trigger has occurred. Any request for a refund of that balance, or any claim arising from a later failure of the property transaction, will be considered under the contract, the circumstances and your rights under law.
Refund processing and consumer rights
Approved refunds will be paid to the original payment method within 14 business days after eligibility is confirmed, unless another method is reasonably necessary and agreed. Membership fees are not transferable or creditable to another membership unless agreed in writing.
Nothing in these Terms limits rights or remedies that cannot lawfully be excluded, including applicable consumer guarantees, cancellation rights, cooling-off rights or remedies for misleading conduct. The finance-decline guarantee is additional to those rights, not a replacement for them.
Late or unpaid amounts
An amount becomes overdue after its stated due date. If a payment is missed, ICG will notify you of the amount outstanding and give you a reasonable opportunity to pay or discuss a genuine dispute or payment difficulty.
Subject to the suspension provisions below, ICG may suspend affected services for an overdue, undisputed amount after written notice and a reasonable opportunity to remedy the non-payment. There is no automatic acceleration of the remaining Gold joining-fee instalment merely because another amount is due.
Any proposed interest charge must be disclosed in the Member Agreement, including its annual rate and calculation method, and must be lawful and reasonable. No automatic interest charge or late-payment penalty applies under these Terms.
What ICG delivers
Our commitments
ICG will provide the services included in your tier with due care and skill. This includes data-driven property research, portfolio strategy, assistance with property selection and acquisition, coordination with relevant professionals and Member Experience support.
We may introduce independent mortgage brokers, solicitors or conveyancers, inspectors, quantity surveyors and property managers. These professionals provide their own services under their own engagements; ICG remains responsible for the services and benefits it has itself agreed to provide.
Property availability and ICG's sourcing locations may change. We will explain the opportunities relevant to your strategy and will not require you to purchase a property simply because it has been presented.
Professional advice
ICG's membership service is a property acquisition and coordination service. It does not itself provide personal financial product advice, credit advice, tax advice or legal advice, and membership does not replace advice from appropriately qualified and licensed professionals.
You should obtain the professional advice relevant to your circumstances before making financial, legal or property commitments. Any SMSF or borrowing strategy must be considered with the appropriately authorised adviser.
Investment outcomes and the rental guarantee
Property investment carries risk, including the risk of capital loss. Projections, growth assumptions, rental estimates and cashflow models are illustrative and are not promises of investment performance.
ICG does not guarantee capital growth, valuations, borrowing approval, tax outcomes or settlement timing. This statement does not override the expressly included initial-vacancy market-rent guarantee within the 12-month period; that guarantee operates according to the scope above, its separate written terms and the benefit schedule.
Your responsibilities as a member
You agree to work with us in good faith and provide accurate, timely information. Please tell us when your circumstances change so that relevant professionals can reassess the position.
You must:
Review commitments: Read the relevant membership, finance and property documents and obtain professional advice where needed.
Meet agreed timeframes: Respond to reasonable requests and meet agreed signing and payment dates.
Make informed decisions: Decide whether to proceed with a property; ICG cannot make that decision for you.
Respect others: Treat staff, service providers and other members respectfully and avoid threatening, abusive, discriminatory or harassing conduct.
Genuine complaints, honest criticism and the exercise of legal rights are not misconduct under these Terms. Any suspension or termination must follow the provisions below.
Third parties and commissions
ICG may receive a marketing or introduction fee from developers, vendors or project marketers in relation to properties we present. This forms part of how ICG is remunerated for the service we deliver: the research, the Suburb Scoring Engine, off-market access, acquisition management and the Member Experience team supporting you from strategy through to settlement.
You are never obligated to purchase a property presented by ICG. Finance, legal and inspection professionals introduced to you operate under their own applicable licences and are responsible for their professional services.
Any transaction-specific remuneration, agency or conflict disclosures required by law will be provided separately where applicable. This clause does not replace those disclosures.
Intellectual property and confidentiality
ICG research, suburb scores, methodologies, reports, portals, recordings, templates and other materials remain the intellectual property of ICG or its licensors. You may use materials supplied to you for your own investment planning and share them with your co-members and professional advisers for that purpose.
You must not resell, commercially reproduce or use ICG's proprietary material to replicate its business. Non-public property opportunities, pricing and genuinely confidential internal information should be kept confidential.
These obligations do not prevent disclosures required by law, obtaining professional advice, exercising legal rights, reporting concerns to a regulator or making honest reviews that do not unlawfully disclose confidential information. Information already lawfully public is not confidential merely because it also appears in ICG material.
Feedback, complaints and public commentary
Raising an issue
If something falls short, please contact your Member Experience Manager or [email protected] so we can understand and address it. We will acknowledge your complaint within two business days and work with you in good faith towards a fair resolution.
Where an investigation is needed, we aim to give you a substantive response within 14 days. If more time is required, we will explain why and provide an expected response date.
Honest feedback and lawful conduct
We encourage you to give us an opportunity to resolve concerns, but you are not required to wait before giving honest feedback, posting a lawful review or contacting a regulator, ombudsman, adviser or court. Your membership benefits and refund rights are not conditional on withholding or removing a genuine review.
You must not knowingly publish false or misleading factual claims, unlawfully disclose another person's private information, impersonate ICG or engage in threats or harassment. ICG retains any remedies available at law for unlawful conduct; this does not create a right to suppress legitimate criticism.
Suspension, cancellation and termination
ICG suspension or termination
ICG may suspend affected services or terminate membership for a material breach of these Terms, material dishonesty, persistent non-payment of an undisputed amount or serious unlawful or abusive conduct. The response must be reasonable and proportionate to the circumstances.
Where a breach can be remedied, we will explain it in writing and provide a reasonable opportunity to fix it, ordinarily at least 14 days, before termination. Immediate protective suspension may be appropriate where reasonably necessary to address a serious safety risk, unlawful conduct or urgent harm.
Where practicable, we will take reasonable steps to avoid unnecessary disruption to an active property transaction and explain any transition arrangements. Suspension or termination does not automatically forfeit every amount paid.
Member cancellation
You may cancel your membership by written notice. Cancellation does not itself create a change-of-mind refund or erase a payment obligation that has already arisen, subject always to your legal rights and any agreed refund.
If you cancel before the first ICG property purchase becomes unconditional, cancellation alone does not trigger the $6,000 Gold balance. The treatment of the joining fee and any remaining instalment is governed by the refund provisions and applicable law.
Financial consequences
Refunds and outstanding payments following cancellation or termination will be assessed under these Terms, the services provided, any express guarantee and applicable law. If ICG cannot deliver services it has agreed to provide, your available remedies are not removed by describing membership as lifetime.
Liability and consumer protection
Nothing in these Terms excludes, restricts or modifies a right, guarantee or remedy that cannot lawfully be excluded, restricted or modified. ICG remains responsible for its own contractual obligations and for liability imposed on it by law.
ICG is not responsible for market movements or investment performance merely because an investment does not meet a projection. This does not exclude liability for a failure by ICG to perform its obligations or for misleading representations.
Privacy
ICG will handle your personal information in accordance with applicable privacy law and its Privacy Policy supplied or made available to you. We will explain relevant information-sharing with brokers, solicitors and other service providers and obtain consent where required.
Information shared for service delivery should be relevant to that purpose. Accepting membership is not an unrestricted permission to share your information for unrelated purposes.
Changes to these Terms
ICG may propose changes needed to reflect legal requirements or genuine operational changes. We will explain material proposed changes in writing before they take effect.
We will not increase an agreed membership fee, remove an accrued benefit or replace an existing tier's substantive rights merely by updating a website. Material adverse changes require the member's express agreement unless the law requires the change.
If a required change means a contracted service can no longer be delivered, ICG will discuss an appropriate alternative and any applicable cancellation or refund rights. Silence or continued use alone will not be treated as agreement to a material adverse change.
General
These Terms are governed by the laws of Victoria, Australia. The parties submit to the non-exclusive jurisdiction of Victorian courts, without limiting any mandatory rights to bring proceedings elsewhere.
If a provision cannot lawfully be enforced, the remaining provisions continue to operate so far as they can do so. These Terms, the accepted Member Agreement and the completed benefit schedule record the membership arrangement; an invoice alone cannot add a new fee or override an agreed payment trigger.
Any individually agreed variation must be recorded in writing. These documents do not exclude legal rights arising from representations made before joining.
ICG may transfer its obligations only where your substantive rights are preserved and the recipient can perform them, with reasonable prior notice. A member may request a transfer, which requires ICG's written agreement and must be considered reasonably.

Before you make your initial membership payment, ICG will provide these Terms, the selected membership tier, the total fee and payment schedule, and the completed benefit schedule.
By making your initial membership payment, you confirm that you have read and agree to these Membership Terms & Conditions. Your initial membership payment means the Gold joining payment (or the first instalment if you choose the two-payment option), or the Platinum upfront payment, as applicable. ICG will retain a record of your payment and the version of the Terms provided to you before payment.
For the Gold two-payment option, a separate payment authorisation must record the $499 initial charge and the $498 charge due 30 days later. Acceptance of these Terms does not authorise unspecified future charges.
